How long have you been in Real Estate?
I have been involved in Real Estate in the US for 10 years.  Previous to that I was in Real Estate in Bulgaria for 12 years.

What was Real Estate like in Bulgaria?
I was an investor in Real Estate in the early 90’s during a time when our country was going through great political turmoil.  We experienced hyper-inflation that completely devalued our currency.  Literally stores would sellout of everything everyday because Bulgarians knew bread would cost exponentially more the next day.  Real Estate went through a roller coaster and eventually crashed. Corruption was the availing authority which finally lead to my move to the United States.

How do you like American Real Estate?
America is the land of opportunity; outsiders understand that better than anyone.  I am grateful for America and that I can work in a free enterprise system.  America is where you can make an honest living in Real Estate.  If you can’t make in America, you won’t make it anywhere.

How has Dwellgo helped you?
I love Dwellgo.  It enables me to stay in the middle of my transactions and delegate only when I need help.  I also love that Manana Funding is there when I need them.  Thank you Shawn and Jay!

Hello Dwellgo Community,

When you think about it, accurately valuing property is virtually everything to the successful Real Estate Investor. Correctly identifying the future value of your real estate project (ARV or After Repair Value) prior to purchase creates profit potential. During ordinary times the task of valuation is pretty straight forward. During extraordinary times, however, real estate markets don’t behave as they used to.

Signs Show Austin

Home Prices Cooling

By Shonda Novak
AUSTIN AMERICAN-STATESMAN

Tuesday, October 21, 2008

In September, Central Texas home sales fell for the 15th consecutive month as the Austin area continued to feel the effects of the national real estate slowdown, tighter lending standards and heightened uncertainty about the economy. But the median price of $182,600 was unchanged from last September, ending an almost four-year streak of increases, the Austin Board of Realtors said.

Local real estate experts said it was a sign that prices will begin to fall, which could bring more buyers into the market.

Some observers say prices could drop as much as 10 percent within the next year as a near-record supply of homes for sale, anticipated rising mortgage rates and aggressive incentives by new-home builders pressure sellers to cut their prices.

Nationally, the median home price is down almost 10 percent this year. But Austin area prices have held up despite sales declines across all price ranges.
