West Campus boom
Long gone are the days of the West Campus portrayed on Richard Linklater’s Austin film “Slacker,” where shabby houses shared quiet streets with corner markets and vacant lots.
Today high-rise condominiums, commercial and retail businesses are beginning to fill the streets as the city’s university neighborhood overlay plans for the area come to fruition.
The overlay, often referred to as UNO, has granted developers increased zoning and height allowances on redeveloped properties in the area and spawned a series of new projects; approximately 13 separate apartment buildings have been completed or are in construction since the overlay took effect.
It hasn’t been a quiet transformation. Beginning shortly after 2004, when the city adopted the University Neighborhood Overlay, the stage was set for dense development and construction has been almost constant since then.
